The Association offers 3 different types of Low Cost Home Ownership tenures:
- Shared Equity
- Equity Sharing
- Shared Ownership
Shared Equity provides prospective tenants with the opportunity to invest capital into a Bield property which they will rent on an assured tenancy basis. In return, the shared equity tenant will receive discounted rent and a full management and maintenance service. Bield remain owners of the property.
Bield have 5 shared equity schemes at: South Loch Park, Bathgate; Rosehall Walk, Haddington; Carron Court, Bathgate; Grants Bank, Dunfermline and Halmyre Street, Edinburgh.
Equity Sharing has the same definition as shared equity. The only difference being is that the equity sharing tenant will always purchase a 70% share.
Bield has one equity sharing scheme at Castlebank Court, Glasgow.
Shared Ownership provides an opportunity for older people to become part owners in a property which they might not otherwise be able to afford. The tenant purchases a share of the property and pays rent on the remainder.
A sharing owner receives all the benefits of other tenants, except that they are responsible for their own internal repairs and maintenance and for their own contents insurance.
Bield has one outright shared ownership scheme at Hill Court, Dunfermline.
Bield also has 5 other schemes which contain both shared ownership and private retirement housing. These are Elmwood Court, Bothwell; Liberton Park Court, Edinburgh; Pattle Court, North Berwick; Anglegate, Glasgow and Greenbourne Gardens, Monifieth. These 4 developments will eventually become wholly privated retirement housing.
